Terms & Conditions

  1. Occupancy: No more than two adults are to occupy the house. No sub-letting is allowed. Children are not allowed, sorry.
  2. Cancellations Policy: Please note that we have a six-week cancellation policy, and if cancellation occurs within six weeks of the Check In date, then any booking fees paid will be forfeited, and the full balance will be due. If any outstanding payments are not made within six weeks of the Check In date, we shall be entitled to treat your booking as cancelled and any booking fees paid will be forfeited, and any outstanding payments will be due. 
    If you cancel a booking for any reason you must notify us in writing by email at info@threelochsview.co.uk.  Any deposit  paid is non-refundable and we strongly recommend that you take out holiday cancellation insurance. 
  3. Booking Deposit: A 50% non-refundable deposit per rental period will be required when the booking is confirmed. The remaining balance will be required six weeks prior to let date (unless a late booking or by special arrangement). If final payment of any outstanding amounts to be paid is not completed within six weeks of the Check In date, your booking will be automatically cancelled and any booking fees paid will be forfeited. If booking is made within six weeks of the Check In date, 100% of the payment will be taken upfront and is non-refundable. 
  4. At our discretion, dates may be transferable, subject to availability, payment of any additional fees in respect of revised dates and an administration fee of £50.
  5. Please us let us know about any damages/breakages as soon as possible so we can replace items in good time for the next guests;
  6. Cards accepted: We accept all major credit and debit cards. Payments are processed through a secure third-party platform, Stripe;
  7. Bookings management: Bookings are handled by a secure third-party bookings-management platform.  The cottage is only to be let for the period of hire confirmed at the time of booking
  8. Unforeseen circumstances: If for any unforeseen reason we have to cancel your booking, a full refund of the let fee paid will be refunded, with no further claim against the owners. If for some unforeseen uncontrollable “Force Majeure” circumstances (ie; war, natural disaster, etc) either party cannot fulfill the rental contract, then neither party is responsible for the loss of rental and all monies will be returned wherever possible;
  9. We will contact you on the email address provided at the time of booking to confirm check in arrangements in the week prior to your arrival.
  10. Check In: Arrival is after 4.00pm. We operate a self-check in basis in case we are not around when you arrive, and access instructions will be sent at the time of booking.  The cottage is on our croft and our house is next door, so we will pop by at an appropriate time and welcome you. 
  11. Check Out: Departure by 10.00am please. This allows us to prepare the house between guests. We ask all guests to leave the house in a clean and tidy condition.
  12. Services: Wi-fi, smart TV, linens / bedding, towels, toiletries, and duvet are all included.  Electricity for the cottage is included.  Electricity used to run the EV charger will be billed on a usage basis as per the charger app.  This will be deducted from the card used at the time of booking and a usage report will be provided for you. 
  13. Premises: As part of your booking you will enjoy exclusive access of the cottage, decking area and hot tub.  
  14. The hot tub is included in the price of your holiday. Please note to ensure your stay is as enjoyable and comfortable as possible, we may require to refill / refresh the hot tub water during the rental for your comfort, however in the event that this process requires to be carried out it would be conducted as swiftly as possible with the minimal amount of disruption.
    By email and with your booking confirmation you will be given a safety guidelines sheet. By accepting these terms and conditions, you accept that you have read & understand the hot tub safety terms & conditions.
  15. Sorry, no pets are allowed in the property.
  16. Smoking is not permitted in the property or hot tub. If smoking outdoors, then please ensure that  cigarettes are properly extinguished and disposed of carefully. 
  17. Liability: The owners accept no liability for any death, personal injury, loss or damage of guest’s personal property while staying at Three Lochs View. . The use of the property, its contents and the hot tub  is entirely at guest’s risk. The owners recommend you are covered by travel insurance for your holiday.
  18. Right of Entry: We reserve the right of entry to the property at any reasonable time for maintenance, repairs or inspection.
  19. Contract: The rental contract is between the paying client and the owner of the house.
  20. Complaints and Suggestions: Please let us know if you have any complaints or suggestions about Three Lochs View as soon as possible so we can try and rectify this immediately.
